Are Surveys Necessary?

Property owners must always perform a land survey on their property. Surveys are often required by law. For example, local offices will ask for land surveys before offering their services. Aside from that, it offers tons of benefits during your time of ownership. Opa-Locka locals need surveys for the following reasons:

Flood Insurance

South Florida is no stranger to floods. Hence, Opa-Locka has its fair share of flooding. Because of this, many residents who own properties apply for flood coverage insurance. If a property is under SFHA or Special Flood Hazard Areas, they will need this type of insurance. But first, a flood risk survey on your property is necessary before applying for one. Opa-Locka has 627 properties that might be under severe flooding in 30 years. Moreover, during these 30 years, the city will have a moderate risk of flooding. So, it might affect the community’s day-to-day life.

House or Property Improvements

Before you can build expansions or new structures, you’d need your land surveyed. It helps determine issues that might arise while construction is ongoing.  A land survey helps measure your property’s boundaries. Hence, with this, you’ve already avoided any future disputes with a neighbor. A survey can stop you from committing a mistake when it comes to property improvements. Construction could also only start after a land survey. Construction companies would ask you to give them a land survey first. Additionally, planning permission from the local office is necessary before construction. You would need a land survey for planning permission. With informed decision-making in planning, you’ll improve your property with minimal problems. You can reach our technicians with only one call, so don’t hesitate. They will be able to help you with your construction plans through an accurate survey. Buy and Sell of Property If you plan to buy a property, surveying it first is essential. The reason behind this is simple: selling it in the future. If you have plans of making a profit off of your property, knowing the boundaries is necessary. Most property buyers need to be aware of the boundaries of the land they’re buying. Doing this helps them avoid potential neighbor disputes in the future. Remember that disputes often come from disagreements over property boundaries. Hence, to avoid this, a professional will need to assess the land’s measurements. Most of the time, a fence is not a good indicator of a property’s boundaries. Aside from the boundaries, surveying can determine the easements in your property. Knowing where it’s located can help you avoid city lines that run through your yard. It helps with planning during construction on your property.

Property Financing

If you can’t buy property on your own, you might plan on resorting to financial aid. But applying for a mortgage is no easy task. And while it might be challenging, individuals with no finances have no choice but to go through it. It’s one of the few ways to own a property. There are things you have to do before your mortgage application gets approved. Mortgage lenders and financial institutions would need a home and property survey first. This survey helps determine the property as collateral. The assessment will influence the amount lenders would loan you.
